Neighborhood Meetings Reveal Plans for Tidewater Crossing

During the months of April and May, more than 35 immediate neighbors of the proposed Tidewater Crossing Master Planned Community attended neighborhood meetings hosted by Arnaiz Companies.

The general consensus among attendees was that the plan was “rather well thought out,” and “impressive.” 

In particular, many neighbors expressed appreciation for the plan’s appropriate transition of land uses.  By purposefully locating the least-dense, 1-story home sites on the southwestern border of Tidewater Crossing, Arnaiz Companies has created a buffer for existing homes that will gradually transition into the rest of the plan area, with the industrial land-uses being closest to the airport.

Tidewater Crossing is on a classic infill property.  By utilizing this infill site within Stockton’s urban service boundary, the pressure for sprawl onto prime agricultural land, like the greenbelt north of Eight Mile Road between Stockton and Lodi, will be reduced. 

Tidewater Crossing is designed utilizing “smart planning principles”, which result in the location of homes near a major job center. This relationship between homes and jobs results in efficient and compact development, a sense of community, a reduction in air quality impacts and a lessening of automobiles on local roadways. 

A common question asked at the recent neighborhood meetings was how Tidewater Crossing would enhance the vitality of South Stockton. The construction of Tidewater Crossing is a major financial undertaking. Millions of dollars will be spent on extending sewer and water service to the area and in building roads, parks, schools, etc. It is this economic investment that will raise property values in the southern region of Stockton benefiting the entire region.

Many residents wanted to know what was being included in the Tidewater Crossing Master Plan to avoid the planning mistakes made in other recently constructed master planned communities. Input received from the community has caused us to evaluate options in regard to providing community amenities that will serve as a catalyst for stimulating the interest and energy of our youth; improving the social well-being of our neighborhoods while addressing safety and security concerns.

There were some technical questions about non-potable water, storm water management and flood control.  Other questions related to the job opportunities provided in our job center, which will provide employment opportunities to the entire workforce from entry level to mid-management and senior management. 

I am very thankful for the amount of interest, candid feedback, and support for our plan.  I eagerly welcome the opportunity to meet with anyone interested in talking about our plan.  With the collaboration of our neighbors, I know Tidewater Crossing will be an asset to the area that we can all be proud of.
